What is seasonal rental?

Seasonal rental is not new and any tourist or vacationer has been able to use it during his life. However, between seasonal rental, vacation rental and short-term rental, the multiplicity of terms used may lead to confusion. Let's put things straight and clearly define what a vacation rental is.

A seasonal rental is the rental of a furnished apartment for a short period. The rental period is intended to be reduced, most of the time between one week and three months, but this period can vary considerably depending on the reasons for booking (stay for work, seminars, congresses, holidays, leisure, nomadism, etc.). Each of these reasons and each case is specific and directly affects the duration of the rental of the furnished accommodation in question.

The seasonal aspect is very important here: the time of year is decisive for the occupancy rate of the property for rent. In summer, seasonal rentals placed in tourist areas will have very high occupancy rates, while in low season, this rate will be reduced. The season in the meteorological sense is therefore decisive for many vacation rentals. Seasonal rental is a subset of short-term rental, and the latter can also vary in intensity depending on local highlights (events, news, local specificities, etc.).

In simplified terms, it is a holiday apartment that tenants “do not need” to take care of due to the reduced duration of their occupation of the accommodation. By definition, this type of accommodation is not permanent, which is why it is also referred to as short-term rental. It is generally carried out for holidays, tourist stays, leisure or as a temporary solution.

In seasonal rentals, accommodation is systematically furnished and equipped. This allows tenants to be able to stay there with minimal luggage, as for any vacationer. The provision of furniture, storage, household linen and household appliances at least for daily tasks (coffee maker, fridge, washing machine, oven, etc.) thus allows tenants to take advantage of all the comfort elements in the accommodation without encumbering themselves with their own belongings, taking only what is necessary for them.

Also, if you're traveling with family or friends, short-term rentals can give everyone more options when it comes to accommodations. The short-term rental offer having developed strongly on the Airbnb model, a large number of accommodations with different characteristics are now present to allow everyone to find the rare pearl in all seasons.

By taking advantage of the peaks of the year and increased demand at key times, vacation rental property owners can set higher nightly rates to further improve their return on investment.
