What are the obligations of Airbnb travelers?

As it evolves, Airbnb has put in place many rules to better organize the relationship between hosts and travelers. These rules are the basis of the very operation of the rental platform. This commonly accepted regulation requires a lot of investment and responsibility from the hosts. However, travelers are not left out and they too must strictly observe Airbnb's rules to continue to benefit from the platform's services.

Airbnb expects strict respect for the neighborhood:

Everyone knows how important respect for the neighborhood is. Without even talking about seasonal rentals, mutual respect and a cordial understanding are the basis of our daily life with the neighborhood. Therefore, Airbnb asks tenants to respect neighbors as if they were theirs on a daily basis. In its article on expectations of travelers, Airbnb does not even mention noise pollution but sees things more broadly.

Thus, compliance with commonly accepted hours of rest, locations and durations of car parking, good management of waste and household waste come into play. In a broad sense, Airbnb asks here to respect the neighborhood where the rental is located and its rules to minimize the nuisance of tenants in the immediate vicinity.

Compliance with the reservation contract: the basics

At the base of any rental, there is the reservation contract. This includes all the terms and conditions allowing tenants to benefit and take advantage for themselves of the accommodation made available by the owner. This is an essential element for the proper functioning of the Airbnb rental and the platform pays particular attention to its respect.

Consequently, the times of arrival and departure of the tenant, the number of people present in the accommodation, the presence of pets, the fact of smoking are all rules to be respected. Be careful however, Airbnb specifies that the rules set by the owners must be strictly respected if they naturally respect Airbnb's policy.

This rule is as important for living together as it is to meet the organizational and time constraints of the owners or Airbnb agencies managing the accommodations. Failure to comply with the contract, in all its aspects, whether minor or truly penalizing for the lessor, very quickly leads to conflicts between lessor and lessee, which are nevertheless easy to avoid. Says Alexandra Schildknecht, director of our Airbnb agency in Bordeaux.

Taking care of the rented accommodation:

This is one of the points that is most often debated in the Airbnb community. Many local press articles mention damage by tenants or misuse of Airbnb accommodation. Respect for housing is however mandatory for tenants.

Concretely, Airbnb asks tenants to leave the accommodation in a state where simple routine maintenance is necessary to welcome the next tenant. The normal wear and tear of the accommodation is well provided for in the contract, but the rental must not require, following it, deep or excessive cleaning, or even repairs beyond the normal.

Respect the safety devices of the accommodation:

It goes without saying that the security devices are there to ensure the comfort and safety of tenants as well as owners or any occupant of the premises. Thus, compliance with safety devices must be exemplary: each safety element must be in working order when entering and leaving the tenant.

Detectors (smoke, carbon, etc.), locking system, specific installations must therefore neither be disconnected, nor masked, nor degraded by the tenant.

Respect for personal and prohibited areas in the accommodation:

In the rental of entire dwellings or specific rooms / rooms of a dwelling, the tenant must respect the parts which are not authorized to him. Areas can be clearly marked as prohibited but also locked mechanically. Be that as it may, if the owner must clearly inform the tenant of the areas which are authorized to him, the tenant must respect this obligation.

Prohibiting access allows landlords to preserve spaces which are personal to them, which may contain private or confidential information or which simply do not concern the intrusive curiosity of the tenant. The latter therefore has the obligation to respect the prohibited access areas in the accommodation.

These are 5 essential rules that Airbnb imposes on tenants to respond to many situations. If these are not intended to represent all scenarios, they already protect owners from many inconveniences. In addition, Airbnb's regulations are particularly comprehensive and it is up to owners and tenants to familiarize themselves with them beforehand to limit disappointments on the day of rental.
