G card and rental management status: our Bayonne concierge explains everything
Rental management is a specific area of real estate governed since 1970 by the Hoguet law. This defines real estate activities and in particular the conditions for becoming a professional in the sector. Airbnb rental, or short-term rental falls within the prerogatives of this law. Rental management establishments must therefore, in principle, comply with the obligations of the Hoguet law. Getting the G card is one of them. But what about concierge services? Are all rental management establishments concerned? OUR Bayonne Concierge tells you more about the terms of this professional card.
What is the G card
The G card or rental management card is a certificate issued by the government to practice as a rental manager. This concerns property management, but also the administration of seasonal rentals. The G card is therefore an obligation for all structures working in the field of real estate such as real estate agencies or concierge services.
It thus differs from the T card (real estate transaction card) or the S card (Syndic card). Having a G card allows you to collect:
- rental rents;
- the charges assigned to them;
- occupancy allowances;
- sureties;
- any additional services.
Attention, since July 2015, professional cards must be renewed every 3 years. However, it seems that many concierge services do not have a rental management card. But then how does it work?
How to get a G card for seasonal rental
Like any professional identity, not everyone can claim the G card. Coupled with the Hoguet law, the ALUR law of 2014 stipulates a certain number of conditions to be met in order to obtain this rental management pass.
The conditions to be fulfilled
To obtain a rental management card, the applicant must first have an adequate level of study or significant experience in the field. Among the diplomas accepted, we find: bacs + 2 (BTS or DUT specialized in real estate management); baccalaureates + 3 (obtained in the legal, economic and/or commercial fields); a diploma from the ICH (Institute of Economic and Legal Studies Applied to Construction and Housing).
If you do not have one of these diplomas, be aware that professional experience may be sufficient under certain conditions.
- If you have obtained the baccalaureate or equivalent diploma (law, commerce or economics): you must have experience of a full-time job in property management for a minimum of 3 years.
If you do not have the baccalaureate, two possibilities exist. For non-executives: you must have at least 10 years' full-time experience as a property intermediary. Managers, on the other hand, must have professional experience of at least 4 years (full-time) in real estate or the public sector.
In addition, before making your request, you must prove the viability of your situation. You will indeed be asked for a clean record and proof of non-bankruptcy.

The specific case of concierge services explained by our Bayonne concierge service
We have seen together how and why property management professionals must provide themselves with a G card. However, there is an exception, a way to circumvent the sometimes difficult obligations to obtain this professional card.
Thus, even if you do not have the regulatory diplomas for rental management, you can take advantage of the concierge opportunity. Indeed, agencies like our Bayonne concierge benefit from a somewhat special status, between rental management and support structure.
To simplify its management, our Bayonne concierge manages the announcements of its rentals through reservation platforms (Abritel, Airbnb, Booking, etc.). By doing this, our agency does not directly manage the rental lease (which remains the responsibility of the platform) and does not collect any rent. Indeed, the commission of our Bayonne concierge is made during the direct transfer of your rental income from the platform account to yours.
It is thanks to this that a concierge service can operate without having to obtain the G card. To summarize, here is a summary of the conditions to be respected in order to practice as a concierge service without the need for a property management card:
- Airbnb listings are in the name of the property owner.
- Reservations are made through service providers and cannot be made on a site belonging to you.
- Transfers from holidaymakers do not go through your agency and are made directly from the platform to the owner.
Working in the field of rental management requires being in good standing with the regulations in force and respecting the directives of the Hoguet law. For this, the G card seems to be a must for all professionals wishing to practice. However, the conditions for obtaining it are specific and are not within everyone's reach. Do you still want to take advantage of an opportunity to create your own concierge service? Do not panic, several conditions allow agencies such as our Bayonne concierge to operate without a G card.
