Airbnb in Bordeaux: A phenomenon that is growing more and more

In recent years, Bordeaux has become the second tourist city in France, just behind Paris, for the number of Airbnb offers per inhabitant. To date, the platform has recorded more than 10 tourist rental offers, against 704 in March 6. That is an increase of 558% in six months, according to statistics from the Airbnb observatory in Bordeaux. And there are apparently many more offers of whole homes (2017%) and fewer rooms. The city also has fewer and fewer monthly and annual rental offers, especially in terms of studios and one-room apartments.

Bordeaux, a tourist city

According to statistics from the Airbnb observatory, Bordeaux has almost as many seasonal rental offers as the capital. That is 19 per 1 inhabitants for Bordeaux, against 000 per 20 for Paris. 1% of these offers exclusively concern tourist rentals. In other words, fewer and fewer owners are renting their property year-round in Bordeaux.

A market shunned by the studios

In Bordeaux, the current short-term rental market is increasingly welcoming studios, mainly one-room apartments, offered at 1 or 50 euros per night. These same studios which previously constituted the majority of offers dedicated to students who opt for annual rental, are now part of the most interesting tourist offer in the city of Bordeaux.

New rules for 2018

To overcome this lack, the Bordeaux town hall now requires owners to register. A property can no longer be offered for seasonal rental, more than 120 nights per year. Owners who deign to go beyond this threshold will also now be punished by fines from March 2018, even in Paris.

An information campaign was launched at the end of 2017 to make Bordeaux residents aware of the situation.
