Renting on Airbnb improves the purchasing power of hosts

Purchasing power is a major concern for French households. While the economy has been marked by crises for several months and years, it is clear that many households are feeling a direct impact on their wallets. On the other hand, the economic research firm Asterès recently published a study on the average increase in income of hosts in the context of Airbnb rentals. This study focuses on non-professional Airbnb hosts and its conclusion is unequivocal: if the cost of living increases, renting on Airbnb improves the purchasing power of French hosts by more than 5%.

As part of this study, the increase in purchasing power generated by Airbnb rental between individuals was compared to the structural dynamics of purchasing power. Although the Airbnb data was collected in 2021, the study took into account the evolution of purchasing power between 2010 and 2019, so as not to be disturbed by the exceptional dynamics observed during the covid crisis. The purpose of this study was to compare the purchasing power gained compared to the time required to obtain this increase via the structural increase in purchasing power. This study also takes into account the average disposable income and household consumption to anchor itself in reality.

This study shows us that even without having the ambition to professionalize its Airbnb rentals, the strategy of renting a property on Airbnb increases the purchasing power of hosts by 5,5% on average. This gives room for maneuver to many households but also testifies to the potential of properties on the short-term rental market.

The study thus conducted came to the conclusion that non-professional airbnb hosts see their purchasing power increase by one-twentieth on average. in other words, the increase in purchasing power is 5,5% for households using Airbnb seasonal rentals. Remember that over the year 2021 and according to INSEE, the increase in purchasing power of the French was 1,9%. A particularly significant increase which also depends on the overall income level of the households and hosts in question, as evidenced by the following graph, taken from the Asterès study on Airbnb income.

Rural areas see their Airbnb rental income rise sharply:

Airbnb completes this study by sharing additional figures, in particular on the sectors having experienced the strongest increase in income via-à-vis the previous period. In this way, Airbnb concludes that the hosts who have seen their income increase the most are mainly in rural areas. Urban regions are not left out, however, but rurality is well represented at the top of the best developments:

  • Jura: +135% (total revenue of 10,5 million euros in 2021)
  • Landes: +125% (total revenue of 14,5 million euros in 2021)
  • Ardèche: +100% (total revenue of 18,5 million euros in 2021)
  • Eure: +95% (total revenue of 15,5 million euros in 2021)
  • Vendée: +85% (total revenue of 43,5 million euros in 2021)

This study confirms that despite the decried economic context in France, renting a property on the Airbnb platform is an excellent opportunity for hosts to see their purchasing power increase. On the other hand, and as we are dealing here with non-professional guests, it should be considered that the data presented by this study may vary considerably, in particular upwards, depending on the specific characteristics of the rented accommodation.
