Declaring your income from Airbnb rentals: how does it work?

More and more owners are choosing to rent their property to travelers, for a weekend or during the summer holidays. A trend that is beginning to be confirmed since the appearance of collaborative platforms such as Airbnb or Abritel. When filling out income tax returns, there are a few important points to remember.

What to declare

Income resulting from a short-term rental of a furnished property, between individuals, made from a rental management platform such as Airbnb, is taxable from the first euro. According to the law in force since July 2016, these platforms are obliged to inform the owners of property for seasonal rental, about their tax and social obligations. Every year, in January, these same platforms must also send them a statement which summarizes the gross annual amount of sums collected through them the year before. In 2019, they will also be forced to transmit the revenue generated by the rental of housing through them, to the tax administration.

The tax regime for seasonal rentals

Income from a seasonal rental, or as a principal residence, must be declared as industrial and commercial profits (BIC). If you earn less than 33 euros, you can opt for a “micro-BIC” scheme, which allows you to benefit from a 200% reduction in costs.

If, on the other hand, your income is greater than the sum mentioned above, you will have to opt for a real diet. In this case, you must file a professional return and deduct all charges for their actual amount. Beyond 82 euros of receipts, you will also be invoiced on the VAT.

In addition, seasonal rentals of one or more rooms in a main residence are tax free. They are not even subject to compulsory declaration, provided that they register a maximum revenue of 760 euros per year.
