Airbnb covers them against damage caused by tenants, but also gives them access to liability insurance. The insurance also covers tenants.

How AirCover protects owners  

Automatically applied when booking your accommodation, Aircover offers many covers depending on your needs. The new Airbnb insurance protects you against damage caused by your tenants, up to 1 million euros. It applies according to the situations having led to these degradations. 

  • Protection against destruction caused by pets: whether or not you accept them in your rental, the insurance covers all damage caused by your tenants' pets. 
  • Protection against damage requiring in-depth cleaning: allows you to cover yourself in the event of heavy soiling of your living spaces (impregnated smell of cigarettes, stains on your textile furniture, etc.).

Civil liability coverage protects you in the event of damage and theft in your homes, but also extends its coverage to common areas. 

With Airbnb Aircover, you are also protected against the loss of income caused by the deterioration of your accommodation. Thus, you are covered if you are obliged to cancel a reservation because of the repairs to be carried out. 

Please note: AirCover does not cover damage caused unintentionally, nor does it cover damage caused by bad weather (earthquakes, storms, etc.) or damage due to the natural wear and tear of your belongings. 

What insurance for travelers

Because there are also bad landlords, Airbnb AirCover insurance is committed to protecting travelers against the unpleasant surprises of renting online. Indeed, many holidaymakers who, once arrived on site, found themselves with accommodation that did not correspond to the advertisement or the photos on the booking platform. 

That's why AirCover is automatically included when a tenant registers their reservation on the Airbnb site. It then benefits from several guarantees: 

  • Reservation protection 
  • Reimbursement of costs if the accommodation does not correspond to the selected advertisement; 
  • The proposal of a similar accommodation by the platform if the host cancels the reservation (applicable period of 30 days before the start of the rental) or if the accommodation is inaccessible.  

How does the insurance work in the event of a dispute? 

In the event of voluntary damage by dishonest tenants, you benefit, thanks to Aircover, from a deposit period equivalent to 14 days. Know that you keep the right to make a complaint, even if a new tenant occupies your apartments. 

The first step involves a confrontation via the Airbnb resolution center. This allows discussion about the damage observed in the home to find a solution between the two parties. If no amicable agreement is possible, Airbnb legal protection takes over. You have 30 days from the date of damage to send your refund file. For this, here are the elements to bring to benefit from the AirCover insurance: 

  • Proof of the damage caused through photographs or videos. You will need to attach an estimate or receipts for the necessary repairs to your files.
  • The form corresponding to the desired legal coverage (civil liability coverage or damage insurance). 

After your request is submitted, an Airbnb Support Ambassador will contact you. If approved, you will get your money back within two weeks.

However, despite the advances in Airbnb legal protection, it is important to remember that Aircover insurance is not equivalent to traditional home insurance. However, it remains a very good complement.
